1.-You must submit a deposit check immediately.  The deposit amount is based on the type of unit you wish to
purchase.  Refer to the table below for the specific deposit amount.  You may purchase more than one unit, but
a SEPARATE CHECK IS REQUIRED FOR EACH UNIT.

We will record the exact date and time that your check is received. Units will be allocated in the order that we
receive the checks.

Current tenants at Flamingo are now being offered the option of purchasing their units. As tenants elect to NOT
purchase their units, the units will be offered to buyers like yourself. Each tenant has until
April 15 to make their
decision, but some are likely to give up their option immediately.
We will start
assigning units and sign contracts on April 15th 2006
Opening to the public (for remaining inventory): May 18th, 2006
Closings Summer 2006.

Many of the apartments that will become available for purchase will have existing tenants. If you purchase one
of these apartments you would instantly become the landlord and start collecting the rents.
If you decide to rent out your units, the Flamingo has a history of being one of the most demanded rental
communities, which was typically mostly sold out in rentals during the year, due to its location and outstanding
amenities. You would certainly still benefit from that rental exposure and good income, as well as on-site
management. The South tower holds some of the best views and south west exposures.

We do not currently have information regarding monthly maintenance fees, taxes and other condo related
items.   Condo-specific rules and fees will be provided to you when contracts are provided to you.  That is the
point that you conduct your due-dilligence.

Studios will start in the $250 K's
1 Bedrooms will start in the $350 K's
2 Bedrooms will start in the $500 K's
3 Bedrooms will start in the $1M's

Prices are planned to escalate as units get released for sale within the First Tower; average should be
around $550/sq ft - $600/sq ft at the time the Second Tower is being sold, and probably $650 to $750/ sq ft for
the Central Tower.
